Witham GraNge Site Rules aNd Saftey

Welcome to Witham Grange Glamping!
We’re delighted to have you here. Our site is designed to be a relaxing retreat where you can unwind and reconnect with nature. However, as Witham Grange is also a working yard and private residence, we ask all guests to read and follow the site rules below to ensure everyone’s safety, comfort, and enjoyment.

 

Wildlife Awareness

We share this land with a rich variety of countryside wildlife. To help preserve their habitat and protect both guests and animals:

  • Keep music and noise levels low to avoid disturbing local wildlife.

  • Never leave food or rubbish outside your accommodation.

  • Always keep your bell tent zipped closed to prevent animals or insects from entering.

  • Wear suitable footwear, especially in long grass.

  • Be mindful of insects and take appropriate precautions against bites.
     

Lake & Grounds Safety

Our lake is a beautiful feature of the site but comes with important safety rules:

  • Children under 16 must be supervised near the lake at all times.

  • No swimming is permitted in the lake under any circumstances.

  • Life buoys are placed near the lake—please do not move them unless in an emergency.

  • Fishing is allowed with a valid EA Rod License and is subject to the following rules:

    • Barbless hooks only

    • No keep nets or night fishing

    • Max 2 rods per angler, never leave rods unattended

    • No hemp, pellet, or ground baits

    • Use unhooking mats and respect the fish—no removal of fish

    • Dispose of all fishing waste in the bins provided

  • Decking can be slippery—please tread with care.
     

Fire Safety

  • Fires are only permitted at the designated fire pit and must be lit by a staff member.

  • Fires must be attended by an adult at all times.

  • Keep children away from open flames.

  • No candles, incense, or naked flames inside or near tents.

  • In the event of an uncontrolled fire, call 999, then alert staff via the site phone.

  • A fire safety checkpoint is located at the main entrance.
     

Respecting the Environment

Help us protect the beauty of Witham Grange:

  • Use bins provided for waste and recycling (located near the car park).

  • Do not damage or remove plants, trees, or natural features.

  • Report environmental hazards (e.g., fallen trees) to staff immediately.
     

CCTV & Security

  • CCTV is in operation in communal areas and the car park for your safety.

  • Footage may be shared with authorities if necessary.

  • Please avoid bringing valuables and do not leave items unattended in tents.
     

Vehicle Awareness

  • Drive slowly and carefully on-site, especially in the car park.

  • Watch for children, pets, and quiet electric vehicles.

  • Ensure access routes are always clear for emergency vehicles.
     

Prohibited Items

For the safety and comfort of all guests, the following are not permitted on-site:

  • Fireworks or explosives

  • Weapons or imitation weapons

  • Illegal substances or legal highs (e.g., nitrous oxide)

  • Megaphones, amplifiers, or loud sound systems

  • Smoking inside tents or communal shelters

  • Heaters or naked flames inside tents
     

Bell Tents & Communal Areas

  • Respect other guests—no walking through or across pitches.

  • Supervise children at all times and keep them away from hazards.

  • Do not feed or disturb animals.

  • No littering—use the bins near the car park.

  • Keep noise levels low between 9 PM and 8 AM.

  • Radios and portable speakers must be kept at low volume.

  • Only staff are permitted to light BBQs or fires in designated areas.

  • Leave communal facilities clean and tidy.

  • Remove all personal items from the shower rooms before departure.

  • No access to the working yard or restricted areas.

  • Guests’ vehicles must remain in the designated parking area.

  • All visitors must sign in at the welfare hut and leave by 10 AM.

  • Ensure access routes remain clear at all times for emergency vehicles.
